What is Title?
Straight from our Real Estate Vocabulary page: “TITLE – (1) A combination of all the elements that constitute the highest legal right to own, possess, use, control, enjoy, and dispose of real estate or an inheritable right or interest therein. (2) The rights of ownership recognized and protected by the law.” in other words, you need title in order to fully own your real estate purchase. If this is still leaving you with questions (don’t worry, you are not alone) this video will help explain things better by walking you through the home buying and selling process.
How do I place an order?
You can call us at 616.365.4100 to place an order, experience our famous “One Call Closing“. – or - you can also fax an order to 616.365.4105 -or- click on ‘Order Form’ to fill out the online questionnaire and submit your order. On most properties, we’ll need at least the current property owners name and address to open an order, but if you have the parcel number, legal description, loan amount and/or sales price, please provide it at the time of order to insure accuracy and to speed up the processing time.
What type of Title Products can you offer?
We are a full service title agency. We have a complete array of title products and escrow services. In addition to the standard ALTA OWNERS and LOAN (2006) policies, we can produce the ADVANTAGE (2003) Loan policy and HOMEOWNERS (2003) policy. These policies have increased coverage’s over the standard ALTA 2006 policy. We can also provide the JUNIOR loan Policy for 2nd’s or HELOC’s. For those clients who are in need of foreclosure products, we have a FORECLOSURE GUARANTEE, too!
What states can you do business in?
We can assist you with your title and escrow needs anywhere in the state of Michigan, but feel free to ask about how we can help you close in other states as well.
How will you close transactions in areas where you don’t have offices?
We are willing to travel to closings whenever necessary. If the distance is too far for us to travel, then we’ll use our network of closers. We currently have access to hundreds of offices, closers and mobile notary personnel ready to assist us in closing your transactions - usually at no additional cost!
Can you offer commercial title and escrow services?
Yes. The order process is exactly the same as with residential. In addition we can assist your clients by closing their commercial deals and even offer them 1031 EXCHANGE services if necessary! Contact our offices for information on your commercial transaction and/or for pricing for 1031 exchange transactions.
